Home Insurance in Massachusetts: What Every Homeowner Needs to Know

Many homeowners are underinsured and don't realize it until they file a claim. Whether you just bought your first home or have owned for years, understanding your homeowners policy is critical to protecting your biggest investment.

1. Understand What Your Policy Actually Covers

A standard homeowners policy (HO-3) typically covers your dwelling, other structures (like a detached garage), personal property, loss of use, personal liability, and medical payments to others. But it doesn't cover everything — floods, earthquakes, and sewer backup usually require separate coverage or endorsements.

2. Know Your Replacement Cost

Your home's market value and its replacement cost are two different numbers. Replacement cost is what it would take to rebuild your home from scratch at today's construction prices. Many homeowners are underinsured because they haven't updated their coverage to reflect rising construction costs.

3. Review Your Personal Property Coverage

Standard policies limit coverage on high-value items like jewelry, art, electronics, and collectibles. If you own valuable items, you may need scheduled personal property coverage (a floater) to make sure they're fully protected.

4. Don't Skip Liability Coverage

Your homeowners policy includes personal liability coverage, which protects you if someone is injured on your property or if you accidentally damage someone else's property. Most policies start at $100,000, but we recommend at least $300,000 — and an umbrella policy for even more protection.

5. Consider Flood and Water Backup Coverage

Standard homeowners policies do not cover flood damage. If you're in a flood-prone area — or even if you're not — flood insurance is worth considering. Water backup coverage (for sewer and drain backups) is an affordable add-on that can save you thousands.

6. Bundle to Save Money

One of the easiest ways to lower your homeowners premium is to bundle it with your auto insurance. Most carriers offer multi-policy discounts of 10–25%. As an independent agency, we compare bundled rates across multiple carriers to find you the best deal.

7. Review Your Policy Every Year

Life changes — renovations, new purchases, changes in family size — all affect your coverage needs. We proactively review your policy before renewal to make sure you're still properly protected and getting the best rate available.
